Authorization for Background and Credit Check

By completing this form, I authorize C&A Rental Management to conduct a background and credit check as part of the rental application process. I understand that providing false or misleading information may result in the rejection of my application.

Rules and Regulations

To ensure a peaceful living environment for all tenants, we have established the following rules and regulations. Your compliance is expected:

Occupancy Limit: Each rental unit has a maximum occupancy limit as specified in your lease agreement

Noise: Tenants are expected to respect the rights of others by maintaining low noise levels, particularly after 10:00 PM.

Pets: Pets are allowed only if specified in the lease agreement. A pet deposit may be required.

Smoking: Smoking is prohibited inside all units. Smoking is only allowed in designated outdoor areas.

Alterations: Any alterations (e.g., painting or installing fixtures) must be approved in writing.

Maintenance Requests: Requests for repairs or maintenance should be submitted via the tenant portal or by calling the office during business hours.

Garbage and Recycling: Tenants are responsible for disposing of trash in designated bins. Recycling is encouraged.

Parking: Parking spaces are assigned. Unauthorized vehicles will be towed at the owner’s expense.


3. Late Payment Notice

Rent Due Date: Rent is due on the 1st of each month.

Grace Period: A grace period of 5 days is given before late fees are applied.

Late Fees: After the 5th of the month, a $50 late fee will be applied. An additional $10 per day will be charged after the 10th of the month.

Legal Action: If rent is not received by the 15th of the month, eviction proceedings may begin.

Please contact our office immediately if you anticipate a late payment.


4. Method of Payment

For your convenience, C&A Rental Management offers the following methods for paying rent:

  1. Online Payments (Preferred):
    Payments can be made via our secure tenant portal. You will receive login details once your application is approved.

  2. Cashier check or Money Order:
    Payments can be made by check or money order, made payable to C&A Rental Management. Please mail payments to the following address:

  3. Automatic Bank Draft:
    Set up recurring payments with your bank.

  4. Zelle
    Send your payment using your bank’s Zelle service.
